What documents do I need?

Buying a home can be a stressful process. We will help you through every step.

Here are some important documents that you will need to provide as soon as possible to get the process started smoothly:


INCOME

  • Color copy / pictures of your driver’s license
  • Current paystub from within the last 30 days
    • They are available from your human resources department if you do not receive them.
  • W2 forms for each applicant
    • Copies can be obtained from the IRS or your employer if you do not have them. These are an essential part of verifying your income, so the actual document is required.
  • Tax returns
    • Some loan products require verification of your claimed deductions and the income you reported. Make sure to include ALL the schedules and supporting documentation if requested. Also, please sign the tax returns.
  • Alimony or child support
    • If you will be including this income as part of your application, you will need to provide a signed copy of your court order, along with cancelled checks or bank statements showing the payments are being received on a regular basis.

ASSETS

  • Bank statements
    • Most of our mortgages require you to provide two to three months of bank statements to verify the current balances in your accounts. You may be asked to provide information on inconsistent deposits or withdrawals.
  • Retirement and investment accounts
    • Two to three current statements are typical to provide for any retirement account, 401K, or investment account.

Please make sure to include ALL pages of any asset statement. Many times, these documents come with blank pages. Make sure to include even those blank pages. This will help to ensure there is no delay in the process. Also, transaction history logs and online screenshots are not acceptable.

OTHER POSSIBLE DOCUMENTS (if applicable)

  • Bankruptcy or foreclosure
    • Full discharge paperwork signed by the court. This will show what debts have been included as part of your discharge. Please provide any other supporting documentation you may have received throughout the process.
  • Divorce decree
    • Copy of your final divorce decree signed by the court. This will show whether or not you pay or receive child support or alimony, and if there are any other terms regarding the sale or purchase of real estate, or limits on refinancing.
